North Lane
The North Lane site was originally owned by Timothy White & Co and latterly by Boots plc, and used as a logistics facility.
Following the relocation of the facility by Boots, Rushmoor Borough Council granted permission to George Wimpey for the site to be redeveloped for residential housing.
Under the planning permission granted by Rushmoor Borough Council it was agreed that certain common parts of the development, such as the woodland area and communal grounds, including the parks, would remain under the private ownership of the developer who would also assume the responsibility for the maintenance during and after the development had been completed.
It was therefore necessary for a structure to be put in place to manage these common parts of the development at North Lane, being the North Lane (Aldershot) Management Company Ltd.
North Lane (Aldershot) Management Company Ltd
North Lane (Aldershot) Management Company Ltd, was established by George Wimpey to take on the overall management of the development once building work had been completed to be responsible for the upkeep and maintenance of all communal areas within the development, (see Services, Schedules & Responsibilities).
All purchasers of property on the development automatically became members of the North Lane (Aldershot) Management Company Ltd and are required under the terms of their Deeds or Leases to contribute on an annual basis toward the costs incurred for the upkeep and maintenance within the development and to provide for future expenditure, in the form of Service Charges.
In addition to the responsibility of the communal areas, North Lane (Aldershot) Management Company Ltd is also responsible for several of the apartment blocks and flats within the development, to ensure that the obligations of the Freeholder under the Lease are met, including the provision of services and information to the Lessees who occupy these properties, for which these Lessees contribute an additional Service Charge.
itsyourplace Ltd
In July 2009, itsyourplace Ltd was appointed by North Lane (Aldershot) Management Company Ltd as the Managing Agent to take over responsibility for the day-to-day management of the development, responsible to the members of the Company.
As such, itsyourplace Ltd is responsible to ensure the provision of the specified services under the responsibility of North Lane (Aldershot) Management Company Ltd (see Services, Schedules & Responsibilities) and for the collection of the respective Service Charges associated with those services.
Please note, whilst North Lane (Aldershot) Management Company Ltd, and therefore itsyourplace Ltd, in it's capacity as Managing Agent, are responsible for the common parts of the estate as specified, neither North Lane (Aldershot) Management Company Ltd nor itsyourplace Ltd are responsible for parts that serve any single property exclusively.
Furthermore, with regard to the apartment buildings under the management of North Lane (Aldershot) Management Company Ltd, whilst management responsibility is accepted for the structural parts and the external gardens and grounds, responsibility is not accepted for any internal part or parts of individual properties. Therefore residents are reminded that the maintenance of items and areas within their own property is entirely their responsibility
